Privacy Policy

1. Who we are (data controller)

The controller of personal data on this site is Bell Solutions LLC. Contact: privacy@example.com (placeholder). EU representative / UK representative, if required: [TBD].

2. What we collect

• Calculators: The Home-Sale Clock and Fit Check run entirely in your browser. What you type is not sent to us or stored by us.
• Waitlist (not yet enabled): Once enabled, it will collect your name, email, number of rental doors, and an optional message. Today the form sends and stores nothing.
• Consent choice: We store your cookie choice in your browser's local storage (key reps_consent) so we don't ask again.
• Server logs: Our hosting provider (planned: Cloudflare Pages) may process IP addresses and request data for security and delivery.
• Analytics: None. We use no analytics tools. If that changes, we will update this policy and ask for consent first.
• Advertising (not yet active): We plan to show Google AdSense ads. With your consent, Google and its partners may use cookies or similar identifiers to serve and measure ads, including personalized ads. Without consent, no advertising cookies are set. In the EEA/UK, AdSense would only run through a Google-certified consent tool (IAB TCF v2.2). See How Google uses information from sites that use its services.

3. Legal bases (GDPR / UK GDPR)

• Waitlist: consent (Art. 6(1)(a)).
• Advertising and non-essential cookies: consent (Art. 6(1)(a); ePrivacy Directive Art. 5(3), Italian Privacy Code Art. 122, UK PECR).
• Security logs and storing your consent choice: legitimate interests / strictly necessary (Art. 6(1)(f)).

4. Sharing and transfers

We do not sell your data for money. Processors would include our host (Cloudflare) and, once enabled, Google (ads) and a form/email provider [TBD]. Transfers outside the EEA/UK rely on the EU–US Data Privacy Framework or Standard Contractual Clauses where applicable.

5. Retention

• Waitlist entries: until you unsubscribe or ask for deletion, or at most 24 months after the last contact [TBD].
• Consent choice: 12 months, then we ask again.
• Host security logs: per the provider's retention [TBD].

6. Your rights (EU/Italy and UK)

You can request access, rectification, erasure, restriction, portability, and object to processing, and you can withdraw consent at any time (e.g. via Cookie settings). You may complain to a supervisory authority: in Italy the Garante per la protezione dei dati personali; in the UK the ICO.

7. California residents (CCPA/CPRA)

Categories that may be collected: identifiers (name, email), internet activity (ad cookies, with consent), and inferences used for ads. You have the right to know, delete, correct, and to opt out of "sale" or "sharing" for cross-context behavioral advertising; we honor Global Privacy Control (GPC) signals as an opt-out. We do not knowingly collect data from children under 16. No financial incentive is offered for the waitlist. Use Your Privacy Choices / Do Not Sell or Share.

8. Children

This site is not directed to children under 16.

9. Sensitive data

Please do not send Social Security numbers, account numbers, or tax documents through this site.
